  is on!                                    Duntil Christmas – we know, we know.
                                            But, if you swore last Christmas that you’d
                                            be spending the next one somewhere else,
                                            the time is ripe for listing your current home
                                            for sale.
 If you’re dreaming of spending the festive season in your new home,
 follow our top tips to help maximise selling success.  As Ralph Sayer’s Lyndsey Beckwith notes on
                                            page 14, selling your home in Autumn can be a
                                            fruitful process, so don’t be put off by thinking
                                            it’s “too late in the year”. With the right tactics
                                            and the right mindset, you might just be able
                                            to wake up in your new home this Christmas.

                                            The latest ESPC House Price Report states that
                                            homes are going under offer in a median time
                                            of 20 days and concluding in a median time of
                                            94 days (about 3 months). So, if you want to
                                            spend the festive season in your new home,
                                            there’s really no time like the present to get
                                            your home on the market.

                                            Here are our top tips to maximise your chances
                                            of a speedy sale, so you can enjoy the festivities
                                            in your new dream home...


                                            Declutter, don’t depersonalise
                                            The first step is removing clutter from your
                                            home - strip back overcrowded surfaces,
                                            and personal photographs and memorabilia
                                            if they’re overwhelming a space, to help
                                            buyers more easily imagine their own lives
                                            in your property.

                                            Strike  a  fine  balance  between  ensuring  your
                                            home is homely, but doesn’t completely
                                            scream of you and your personal tastes. A
                                            home should feel loved and lived-in, after all.
